After two years, I discovered by accident that the ball valves would not close. This is a fatal defect. I traced the issue to two factors. 1) A spring is used to close the valve. Since the valve has been open for a long period, the spring is no longer strong enough to close the valve. 2) The controller does not exercise the value on a regular basis. Thus, the valve may end up stuck open or require a very large force to overcome resistance and close. I found a competitors product at the same price which does not have these issues. It is motor driven for both open and close. It has battery backup which solves the power failure situation without using a spring. It opens and closes the valve every 30 days. All really great ideas. Dont buy this valve. Get the one that really stops floods.

All items were well organized and packaged in the box. Installation was straight forward. Was not able to setup phone notification initially will try again. My one complaint would be that the drywall anchors are too large for a 1/4 hole and 5/16 is too big so you end up having to rotate the drill bit to enlarge the hole to make them fit. Probably obvious to most.

I bought this less than a year ago. It goes off intermittently without any water leak and will not reset. I have no idea what triggers this thing. There is no override so my wife cannot do laundry when it thinks it has detected water. This last time it alarmed, it was 3 days before it would finally reset and we were unable to do laundry, as it closes the valves and is near impossible to get to in my situation. I contacted the company and they told me to pay to ship it back to them so they can look at the unit. Once again, it is a huge job to get to the valves in my setup so I could remove it. Then they want me to pay to ship it to them. I thought maybe they would send a new sensor or some other easy solution for the customer. But no. Id look for other options. This thing isnt worth the hassle and certainly not worth this price.

I bought over 4 years ago and it has saved the day about 4 times, the last one tonight which made me think to write a review. I totally forget about it usually and its been several years since it last went off, but it went off tonight. Clogged drainage and Im in an apartment building on 19th floor with woods floors.

Followed and reviewed installation instructions several times and product did not work. It would not permit water to flow to washing machine Controller on this unit was defective. When plugged into wall none of the lights came on. Ordered a replacement unit from Amazon and it installed and works perfectly. Suggest you plug in control unit before doing anything else to be sure it works. A light should come on.

We connected it to our wash machine and it works great.

Works as advertised. Downgraded it to 4 Stars because poorly written instructions caused water all over the floor; which had to be mopped up. Connecting power immediately opens the valves. Did not have hoses connected. No Drill size stated for drywall anchor. Had to find size by slowly increasing drill size. Used 1/4 drill and was nice and tight, but anchor still stripped (see photos). Another reason we downgraded it to four stars is that screws intended to hold the unit tight to the wall are partially threaded. They need to be fully threaded. Could never get the screw down enough to hold the unit tight to the wall. The drywall anchor started to spin in the wall. We ended up with two holes in the wall from removing the anchor. Then went up 1 inch to install the unit, to hide the holes, and used our own screws. Before purchasing the unit call their customer service. They could not answer some questions. With all that said, its doing what we needed it to do. The cheap water valves that the Builder installed have rusted opened several years ago. When I ask for help from a friend who was a plumber he said the valves had been soldered on. Would have to rip out the drywall and completely replace the Box. We were using brass Garden hose shut offs because our plumber friend said its working it was a better solution than ripping out the wall; until one night one of the shut offs burst. Had to run and turn off the main. The hoses have been directly hooked up to the open valves for a few years. Just ordered a new washing machine and dryer set and ordered this unit not only to detect leaks but to be replacement valves and to have a water shut-off. Its only been installed for half a day and this unit appears to be working as it is intended. We intend to use the vacation mode to turn off the valves when were finished doing laundry to remove the pressure from the hoses. Because we have the option of turning the water pressure off when not in use we could have stayed with the standard rubber hose, but opted for the stainless steel braid reinforced washing machine hose. It was only a $5 up charge. As you can see in the up loaded pics, they just fit side by side in our laundry room box. Havent zip-tied or routed the wires yet. Will do that when we take out the old washer and dryer the weekend before the new washer and dryer are to be delivered. And thoroughly clean behind and under the washer and dryer. *** update *** 26 Dec 2018. The first controller the LEDs were acting up only after 3 days with both the orange and the green LEDs on at the same time. Called customer service. They said unit was defective and to call Amazon for replacement. Amazon sent advance replacement unit. Switched out the controller and everything has been good for 4 weeks. Returned the other unit right away (otherwise we would have been charged for the second unit). Unfortunately, the new washer that was delivered was defective and we had to put it into the garage and place the old washer back in its place. Waiting for them to bring replacement washer. Thats life sometimes!

I brought this product in April 2022 for a difficult to access stacked second floor washer/dryer. Following a repair issue 12/2121, the washer drain hose became dislodged, and the device detected water on the floor, properly shutting off the water. I am grateful that it worked, however, the valves will not reopen. The washer shut off with a low flow error message. I have taken the unit out of service, disconnected the wifi component, extensively dried the sensor, but the solenoids are stuck closed. So, in summary, the product worked ONCE, then became useless. Although I understand it prevented a costly leak repair, for the money, I would expect this product to reset and continue to work more than once.

This came with easy to follow instructions and sinking it to my Wi-Fi and using the app was easy.

It was easy to install everything worked as it should and seems well made time will tell . For the price and ease of installation well worth the ease of mind if something does leak.
